Selling by expressions of interest
What does it mean to sell by expressions of interest?
We set a closing date, usually four to six weeks after the campaign begins. Until then, buyers inspect the property and decide what they're willing to pay. Interested buyers submit their best and final offer on a Contract of Sale before the deadline, often with conditions such as finance, settlement date and inclusions. On the closing date, you and your agent review every offer together. It's entirely confidential: no buyer knows what anyone else has offered.
What are the advantages over an auction?
For a unique, high-value property, the competitive offers process reveals its true value. Auctions need a 10% cash deposit and an unconditional contract, while an expressions of interest sale can be subject to finance or other conditions, opening the market to more buyers. It only takes one buyer making their highest offer, because no one knows what others are bidding. At an auction, the highest bidder stops as soon as the next bidder does.
What if the offers are lower than I expected?
You're never bound to accept any offer. You can negotiate with the highest bidders, or put the property on the market as a private treaty sale. Expressions of interest often work best when a property's value is hard to gauge.
